FAQs

We provide a 12-month warranty that covers labor and materials for anything included in our final scope of work.

What do we cover:
The Storehouse team is determined to provide a thorough and high-quality rehab, backed by a 12-month warranty, to provide our investors with a solid investment. Beginning the day you close, we will cover the cost to rectify any work that was done incorrectly for the first 12 months you own your property.

What is not covered:
Normal maintenance items that occur while you own your investment are not covered by our warranty. However, we will always honor our scope of work, and will rectify any issues arising from work done incorrectly. Acts of God, tenant caused damage, and normal wear, tear, and maintenance items are not covered or reimbursed from Storehouse.

How does Storehouse service our warranty:
Typically, the property manager will contact our team first to identify the issue. If we are not made aware, you, as our customer, can reach out to our team without hesitation. The Storehouse team will determine if there is a warranty issue, and work with the appropriate team members to correct the issue. Any cost will be covered by Storehouse and you will be notified of work completion and tenant satisfaction.

What if I was billed for a repair I thought was under warranty:
In everything we do, we strive to honor our investors, our team, and the work done. Therefore, we aim to simplify the review process. If you believe a repair should have been covered by the warranty, send all pertinent information, to include property address, repairs, cost, and date, to storehouse.ventures@gmail.com. We will take for action and communicate back with you as soon as possible, usually within a few business days. If the repairs should have been covered by our warranty, we will issue you a check within 7 days.

What is covered on the initial repair:
Every property is different, but Storehouse will share the Statement of Work and the final inspection with the client once he/she identifies the property to purchase. Because we believe so strongly in our team and rehabs, we will also cover the cost of the inspection by a third-party inspector. This provides full transparency and allows the client to know exactly what work was completed. Additionally, Storehouse makes every effort to ensure every major system (roof, furnace, plumbing, electric, foundation, HVAC, etc) has a minimum of 10 years life-expectancy; if less, the system will be replaced/repaired on the initial rehab.

What if my Property rents for less than the amount sold on the pro forma:
If Storehouse agrees to lower the marketed rent amount by more than $25, we will cover the difference for the first 12-months you own your property. Once a tenant is placed, we will issue a check for the difference.

Our Mortgage Coverage Guarantee:
The Storehouse Guarantee will cover your mortgage payment (principle and interest), starting from 30 days after closing your property until your first tenant is placed. Because we desire that your mortgage is always covered by the income generated by your investment, it is our pleasure to issue this Guarantee. This only applies to the first year of ownership.

Does the Mortgage Coverage Guarantee cover holding costs and property management:
Once you have closed on your property, the customer is responsible for all utilities, taxes, and insurance. Additionally, the customer is responsible for property management setup and placement fees.

Does Storehouse 3:10 Ventures own property in this market:
Yes, both David and Stuart own property in the same locations Storehouse is purchasing our customers’ investment properties. David and Stuart use the same property manager that is recommended to the customer. Storehouse
3:10 Ventures receives no incentives or kick-backs from any of the vendors we recommend; they are only recommendations because David and Stuart use the same team members for their own investment portfolios.
